Six districts, written by the partner who works each one.

Including the parts that make each district a poor choice for some buyers. Figures are trailing-twelve-month medians from closed sales.

Full-floor residences and converted industrial stock within four blocks of Marlowe Square. Everything trades on light and lift access, in that order.

Poor choice if you need a garden or a school catchment — the nearest is a fifteen-minute drive, and it is oversubscribed.

Twelve miles of cove and headland, from the shingled cottages at Tidewater up to the cliffside houses above Coastline Terrace. Dock rights are the whole conversation.

Poor choice if you dislike maintenance. Salt air, and insurers now price coastal exposure into every renewal.

Federal and colonial stock between Rectory Walk and Sexton Street, most of it landmarked, much of it never modernised past 1974.

Poor choice if you want to renovate freely. Exterior changes need a certificate of appropriateness, and the panel meets monthly.

Post-war ranch houses on generous lots, rezoned in 2006 and now the strongest yield story in the county. Original terrazzo turns up more often than you would expect.

Poor choice if you want walkability. Two shops, one bakery, and a bus every forty minutes.

Acreage, vineyards and working farms twenty minutes past the ridge. Transactions here are as much about water rights and equipment schedules as square footage.

Poor choice if you have never maintained land. A vineyard is a business, and the buyers who forget that resell within three years.

The newest district on this list, and the only one that did not exist in 1991. Adaptive reuse of the stone works, plus three ground-up schemes delivering through 2028.

Poor choice if you need certainty. Two of the three schemes have already moved their delivery dates once.

Trailing twelve months to 30 June 2026, regional MLS closed sales. School ratings are the county's own published bands, not ours.
