Role 01

Associate, Waterfront

Reports to Bayshore office, in personStarting January 2027$72,000 base + 30% split

You will shadow the partner for two years before you carry a file of your own. That is not a probation period, it is how the waterfront is learned — dock rights, tidal easements, insurers, and the twelve families who own most of the headland.

What the first year looks like
  • Attending every showing and every closing on the partner's files
  • Writing the comparables workbook for each valuation
  • Managing the off-market list and Thursday releases
What we need from you
  • A current Oregon licence, or one within three months
  • Willingness to tell a seller a number they will not like
  • Legible writing. Half this job is documents.
Role 02

Associate, New Development

Reports to Bayshore office, hybridStarting January 2027$78,000 base + 25% split

This role sits closer to finance than to selling. You will model unit mixes, read deposit schedules, and sit in developer meetings where the honest answer is that the pricing is wrong. We expect you to say so.

What the first year looks like
  • Absorption modelling for three live schemes
  • Buyer-side reads on pre-construction contracts
  • Running the Quarry sales suite two days a week
What we need from you
  • Real spreadsheet competence, tested at interview
  • Either a licence or a finance background — not necessarily both
  • Comfort saying no to a developer in a room of people saying yes

Coffee with the partner

Forty minutes, no panel. You will be asked what you would price a specific house at.

A real valuation

A past listing, comparables supplied. Two hours of your time, paid at $200.

A day in the office

Sit in on showings and a closing. Then an offer, or a call explaining why not.

Neither role fits?

Write anyway. We have created three roles for people who did.

Photographers, transaction coordinators and one conservation architect have all joined this way. Speculative letters are read by a partner, and answered.
