This statement names the three places this website currently fails to meet the standard we set for it. We would rather publish that than claim full conformance and leave you to discover otherwise.

01

Our commitment

We aim to meet WCAG 2.2 Level AA across every page of this site, and to meet the substance of it in our printed particulars, prospectuses and market reports as well. Buying and selling property is one of the largest financial acts most people undertake; an inaccessible website is not a minor inconvenience in that context.

02

What works today

  • Every page is navigable by keyboard alone, in a logical order, with a visible focus outline that meets the contrast requirement.
  • Body text sits at 4.9:1 against paper and 8.1:1 in ink sections; headings and prices exceed both.
  • Interactive elements are at least 44 by 44 pixels, including the region switches and carousel arrows.
  • Text reflows to 320 pixels wide without loss of content, and scales to 200 per cent without clipping.
  • Colour is never the only carrier of meaning; status labels such as Pending or Escrow required are words, not swatches.
  • Forms use real labels rather than placeholder text alone, and errors are described in words next to the field.

Where we fall short

IssueCriterionFix due
Property photographs carry generic alternative text rather than a description of the room shown.1.1.1 Non-text contentOct 2026
The market comparison and district tables scroll horizontally on small screens with no non-scrolling alternative.1.4.10 ReflowNov 2026
Downloadable market reports are supplied as PDFs that are not fully tagged for screen readers.1.3.1 Info and relationshipsJan 2027

Until each is fixed, ask us and we will supply the same information another way: a written description of any property's photographs, the table data as a plain list, or a report read out over the telephone.

04

Motion and animation

The site uses a slow reveal on scroll and an opening title sequence. All of it responds to the reduced-motion setting in your operating system: with that enabled, movement and scaling are removed and only short opacity fades remain. Nothing on this site flashes, and no animation loops indefinitely in a way that cannot be avoided by scrolling past it.

The opening sequence plays once per browsing session and never blocks navigation.

05

Viewings and documents

Accessibility does not stop at the website. Tell us what you need and it is arranged without discussion: particulars in large print or as a plain-text file, a sign language interpreter at a viewing, step-free routes identified in advance, or a video walk-through where attending in person is difficult.

We also record, in every set of particulars, whether a property has level access at the entrance, a lift, and a ground-floor bathroom — three facts that are routinely omitted from listings and that determine whether a house is worth visiting at all.

06

Telling us about a problem

Write, call, or say so at a viewing. We acknowledge within two working days and tell you either when it will be fixed or that we cannot fix it, with the reason. There is no form to complete and no ticket number.

This statement was last reviewed on 1 July 2026 following a manual audit with keyboard and screen-reader testing. It is reviewed every six months and after any substantial change to the site.

No audit has been carried out

Every figure on this page is the design's — the conformance level, the contrast ratios, the three named failures with their success criteria and fix dates, and the review date. None was measured. Two are already wrong about this build: the footer's legal row measures 2.66:1 against the 4.9:1 claimed above, and there are no downloadable PDFs to be untagged. A real audit is a short piece of work and it should happen before this page is published.
